New Business: Red Robin to open in Dover’s Capital Station

DOVER — Red Robin Gourmet Burgers and Brews — a casual dining restaurant chain — is the latest business to confirm a future location in the upcoming Capital Station Dover shopping center, according to developers.

Those regularly driving past the old Playtex plant on the U.S. 13 and East Division Street intersection in Dover have undoubtedly noticed the industrial landmark slowly disappear over the last year.

The process to revitalize the corner and build the new multi-building retail center began in early 2017. The project reached a crucial stage a few months ago when demolition was completed. According to organizers, construction will begin shortly with completion expected sometime in the first quarter of 2019.

Leasing the retail space has also been proceeding better than expected, said Charles Rodriguez of R&R Commercial Realty, the leasing broker for the project. Since the project’s early stages, it was confirmed that discount supermarket chain, Aldi, intended to be an anchor tenant. Recently Starbucks and Red Robin were also confirmed as future tenants.

“Ever since demolition was completed, we’ve been getting a high level of interest,” said Mr. Rodriguez. “I think some people had to see it to believe it. We’re currently in negotiations with several other potential tenants. If we get confirmations from them, we’ll be about 70 percent pre-leased.”

Seeing the lot fully demoed may have spurred interest because a previous attempt to redevelop the site had fizzled.
